Boutique Apartment Hotel & Restaurant
The purpose of our intervention was to recover an old building maintaining the original layout, reusing the original esthetic elements mainly on the façade. As you enter the building you discover six design apartments, whose architecture proposes to combine the vintage trait and the contemporary design. The building also has a shop, on the ground floor, licensed for restaurant and beverages.

Regarding to the specific details of the reconstruction we show you a brief description where you can perceive our strong concern about the quality.

In our proposal the apartments are delivered fully equipped, furnished and decorated, that is, ready to start working.

Below is a list of apartments (we have attached architectural plants and some photos).

FEATURES:
• Ground floor: 250 m2;
• T1 1st floor: 78 m2 + 23 m2 terrace;
• T2 1st floor: 95 m2 + 25 m2 garden;
• T0 front 2nd floor: 42 m2 (with balcony);
• T0 behind 2nd floor: 45 m2 + 51 m2 terrace;
• T0 front 3rd floor: 28 m2 (with balcony);
• T0 behind 3rd floor: 28 m2.
In this way, we have a total construction area of 602.50 m2, a construction volume of 1500 m3 and a total area of 845 m2 (inside + outside).

We also defined that:

• Kitchens were draw specifically for the apartments;

• Balay appliances;

• Baths with Estremoz marble;

• ROCA bath solutions;

• Windows system TECHNAL (the glass is the best in thermal and acoustic terms that currently exists);

• Interior floors in Nordic Pine (RIGANOVA);

• Fitted wardrobes in all apartments;

• Closet in T2;

  • Coating of the building in CAPOTTO Viera system – greater stability of the building structure, better impermeability, energy saving, greater thermal comfort, absence of cracks;
  • Front façade with ceramic coating recovered to the original plot (Azulima manual hydraulic tiles);
  • LED illumination systems;
  • Ceilings with air chamber (10 cm) and stone wool;
  • Double inner walls with inner tube (5 cm) and stone wool;
  • Common stone stairs (Portuguese Granito);
  • As for some details of construction we still have the following:
  • Exterior walls: 10 cm thick insulation;
  • Walls in contact with the neighboring building: 10 cm thick thermal and soundproofing;
  • Walls in contact with the staircase: 10 cm thick thermal and acoustic soundproofing;
  • Exterior Cover: 10cm thick thermal insulation;
  • Ground floor 8cm thick insulation;
  • Floor over trade (separation of 1st floor / commercial floor): 8cm thick thermal and soundproofing.
